Happy Tuesday. Let’s talk about,(…) you know, a lot of times we talk about creating content on video and we talk about creating content on blog posts with IDX listings. The key to everything that you wanna do

is you want everything to be unique. Now not unique meaning you invented something but unique meaning content. There’s a bunch of different ways you can design IDX blog posts, there’s ways that you can embed it. If you do it right, I’ll show you an example of some of ours. They will rank relatively quickly as long as you go through the process of setting this up. It’s tedious, it can take forever. A VA can do the whole thing, right? That’s once you do a couple, you can hand the whole thing off to a VA. That’s exciting thing. But we’re not gonna talk about that today. I’m gonna talk about if you wanted to become the market expert in your area, how would I think about creating videos? And my MLS here in Southern California, CRMLS, California Regional MLS. Biggest MLS in the country. I think the next one is Bright MLS on the East Coast. We have a lot of products for free because of how big we are. And one of the things that we use a lot is a charts and graph system called InfoSparks. If you’re on Paragon, I think all Paragon has InfoSparks. If I’m not mistaken, if you’re on Flex, there’s another widget company that Flex uses. It’s really good, we had that in Arizona. I actually thought that was better. But we’re gonna use that here. So I wanna create a video today. I’m not gonna create a video. I’m gonna show you how I would create the content around a video, assume it already got recorded. How I would record a video and create content over the most expensive, the six most expensive homes that sold in Orange County in May of 2023. So we wanna go back to last month because people are always gonna be interested on that. Now, when we create these videos, the first thing that I would be writing down is if I wanted to get the general public into my system, into my CRM, what is the most click-worthy content that I can create? This is where I think a lot of us go wrong. We create stuff that is easy, but nobody cares about it, right? So it doesn’t go viral. And not that this post is gonna go viral by any means, but we definitely wanna put it together to where if it’s good enough, people would wanna share it, right? Because if people aren’t sharing your stuff,

it means your content doesn’t matter. So we’re gonna create a post that has three components to it. Number one, we wanna record a video and we wanna talk about the six homes. So I’m gonna show you how we would do that on a screen share here in a second. And then we want to link that post, upload it to YouTube, make that a YouTube episode, put the link in the YouTube description of where they can access all the charts and all the homes and everything that you talked about. Then we wanna create a blog post that has all this stuff embedded in it, plus a popup, plus a way to squeeze, plus the charts, plus the homes for sale, because we want them to see that and we want them to keep going. So three components. Number one, we need the data that we wanna talk about. Number two, we need to create the video. Number three, we need the charts, all right? So let’s get into a quick screen share. I’ll show you how we’re gonna do this. So I already did a search on the most expensive homes that sold last month in Orange County. Most of them are in Newport Beach. So here are the six right here. I’ve got 18.5, 11.4, 9.9, 8.75, 8.75, and 8.50, right? Not a bad place to live, I suppose, if you’re in those markets. So this is just a preview of a widget that we created in IDX Add-ons. We use IDX Broker, I would use the same thing. Gives you a lot of customization options in building this stuff out. So the first thing I’m gonna do is I’m gonna leave this page up while I’m recording my video. And I’ll just start right here. That way, they can’t see anything. And this is a really easy way to think. Now, if I wanna talk about this home, all I have to do is click on it. It opens in another tab on my website, and I can talk about this home. Now, an IDX Broker, once it sells, all the pictures go away, and it’s just the front of the house. But it will tell me the sales price. I can reference a little bit about it. I can see beds, baths, square footage, size of lot, all of that stuff. But all of the interior pictures go away, and that makes sense, because that’s security stuff, right? So I’m gonna create a video, and I’m gonna talk about these six. And I’m just gonna say this was great. In our market, I do not think it gives you the original list price. That would have been great.

and it does not give you the original list price, which is fine. We don’t really need it. We’re gonna talk about what it’s sold for, because that’s what everybody cares about. You think people have access to this data? They don’t. So we’re gonna create this video. So first thing we need to do is we need to go create that custom search in your IDX, whatever platform you use. Again, we use IDX brokers. So I’ve got that search.

Now, if we had Orange County set up, which we don’t quite yet, we’ll have it done here quickly, then all this would be wrapped in Orange County stuff, not Newport Beach. and then I’m gonna paste that IDX broker code in there. You’re not gonna, oh, it does post it right there. That’s good. The preview, this is not what it’s gonna look like. Our posts look a little bit better than that. So if you’re using IDX add-ons and you put this in there, like, whoa, that looks like crap, that’s fine. It will change, don’t worry about that. Now, I want to, in between this, I wanna add some more charts. So I’m gonna take another container, I’m gonna put it in between these right there, and we’re gonna leave that blank because that’s where I’m gonna put my little info sparks charts. And then because I talked about the most expensive homes in Orange County, I only wanna put charts in here that reference what I talk about. So you don’t wanna put like new listings in Dana Point here. You’re not gonna get any benefit from that, right?

Oh, yeah, 8.5 million plus. So we’re gonna click that. And so what we wanna see now is we wanna change this back to a year and we’re gonna talk about days on market. So above 8.5, we know that the average, everything over the average sales price, nobody really cares about that. If we wanna say homes above, look at that. There’s only 50 in all of Orange County above 8.5. So I like this one. I’m gonna share it and I’m gonna say static because I don’t want this to be live because this is a one-time blog post. Social media, I’m gonna click embed. I’m gonna leave it as a pic. And I’m gonna do 650 wide. By 400 tall. I’m gonna hit share. So you notice it gives me this code right here. If I do image and I forget to do 400, I go to update. It’s gonna give me this weird error that says, hey, we can’t do it, right? And the reason why is because you need to put something in both. So again, I’ve got static, embed, image 650 by 400. And I’m gonna copy this right here. So I’m gonna go back to my blog post and I’m gonna put a heading in there. And the heading was, I already forgot what we did here.

I’m sure there’s a way that we can put some classes in here that tell it, this is what this is. I’m not gonna do it right now, but that’s what you would do. So let’s say that you put three or four graphs in here. You reference these in your video. Again, I’d pull all these up before you do it. And then right here, you’re gonna put the transcription. Now what we wanna do is we wanna put a call to action. So we’re gonna add another container right here. And here’s where things start to get a little ninja.

So if we go to save draft, let’s go take a look at this really quick. So now we’ve got our video in there. We’ve got some charts. We’ve got this, if we click there, that’s gonna pop in the Newport Beach report. That’s actually the old version of what we use, but that’s fine. We’ll leave that there as it is.

We can leave that there. We can put all the homes for sale. You’ll notice the design of the actual listings change because we use IDX out on. So there’s the old, ugly design. This is the new, much better design. So in this one post, we have everything wrapped with what we’re talking about. The video’s right here. You may wanna have a subscribe to YouTube call to action below this. You’ve got a couple charts here that people can reference. These are gonna stay, these are not gonna update automatically every month. They’re gonna stay as they are. And then you’ve got a call to action right here. Then you’ve got the transcription of the video. Then you have the homes for sale. This is exactly what I would do. So the cool thing about this call to action,

and any call to action that you have automatically popping up is we now could go in here and we could say on this specific container, if we go to advanced, we can go to,

I think it’s in WP Fusion, you can say logged out users only.

So if we save this,

this means if you’re logged out of the website, you’re not cookies, this isn’t gonna show up. So if you use WP Fusion and you connect this with Keep or HubSpot or whatever you use, this is only going to show up if they are logged out. If they’re logged in, this is gonna be completely hidden. So if they’re already logged in, we already know their info. We don’t need to keep asking them for this stuff. All of our popups, they don’t trigger. If somebody’s already filled it out, we create cookies with WP Fusion, it does it automatically. But this would be an example of a video that I would create that would talk about one specific subset of the market. Now, if I were you, I would be looking at these videos and I would create as many of these as you can. I would be doing one video a day. And then I would upload those to YouTube. I would make blog post content for this. And then I would run ads against this blog post. I wouldn’t run ads to YouTube. I would run ads that drive traffic to the blog post.

And I would just continue to give this stuff away over and over and over again. The only thing that I’m squeezing on here, if you go back to the screen, the only thing that I’m squeezing per se is if you have a question about Newport Beach, you can fill this out. If you’re considering a move, you can look at our five day launch. If you wanna join the Newport Beach report, you can click right there. And if you wanna get it right here, you can click right there. It’s gonna click that one automatically. That’s it. We’re not forcing anything. But our goal is, is we wanna get them to keep clicking around.

Once they see this, if they like this video, great. I want them to look at other Newport Beach, look at luxury, look at other cities. If they go in here, there’s three other posts that we’ve created, like new construction in Newport Beach. We wanna keep them clicking because when you send paid traffic and they continue, you’re not gonna get a ton of SEO value, but at least the ads algorithm is gonna realize when somebody goes to this site, they’re not bouncing right away. So it’s probably a good piece of content for the right people because they’re resonating with the content. So we wanna give them as many opportunities as possible to keep going once they hit this blog post. The SoCal report of what we’re building here in Southern California essentially covers Newport Beach, South of La Jolla. So that’s 10 cities, 11 if you count, like Cardiff, which is a tiny little suburb or a little carve out of Encinitas. And so this would be one video a day, plus Orange County and San Diego County because that’s higher level content. You could do this at a city level, probably do it in a zip code level if you had deal turnover. We do it in county level because that’s how people tend to think about it here. And we’re trying to take four different sites that we’d regenerate with and move everything to the SoCal report to encompass everything that we did. So that was everything that we do, all the referrals that we send out so that it’s on one system and we can continue to push it.

That’s how we would create the market update video. How long does that video need to be? As long as it needs to be to deliver what you talk about. There’s sick, everything that we do, every search if you go to the socalreport.com and you watch us go through this migration, every search result that we do is either six or 12 homes. We never display more than that. Now there’s always a button below that says view all the results, that’s totally fine. But we wanna keep it six or 12 listings because we want the page loading to still be relatively quick. We don’t wanna weigh it down significantly. And it’s also easier for us to talk about six homes. It’s a lot harder to talk about 12 because by the time you’re on home number eight, you’re just like, I don’t know what I’m talking about anymore. I’m exhausted, this doesn’t make sense. Now I’m just kind of phoning it in. If you do six, it’d be great. If you do the most expensive home sold last week, that’s a really easy video to create. The most expensive home sold last week in Carlsbad, California. What sold last week in Carlsbad, California? You’d be surprised at how many people

wanna look at this stuff because they don’t have access to it anywhere else. So that’s how I would create it. If you guys have any questions, let me know if you want us to build this for you. You just need to go get the data, talk about the data, post it to YouTube, create the blog post, run an ad on Facebook and Instagram, on website traffic to get as many people to it as possible.
